When can I come see the community?
We’ll be opening model homes in August 2025, and the first round of amenities will follow in the fall. It’ll be a good time to stop by, take a stroll and see what life at Two Step Farm will look like. Want a heads-up when dates are official? What kinds of amenities are we talking about?
We’ve got a mix of practical, playful and just plain charming amenities:

- The Grazery Café
- Two Step Hall (a bona fide dance hall)
- Community goat farm
- The Co-Op (a community co-working space)
- Nature-inspired playground
- A network of trails
- Lasso™ high-speed internet (powered by Centric and HomePro)
- Community pool (Coming 2026)
Will the dance hall be open to the public?
Two Step Hall is designed as a private amenity for residents and their guests: a place to gather, celebrate and build community. That said, in the early years of Two Step Farm, we may host a few special public events to share the spirit of the place and offer a glimpse of what’s ahead. Residents will also be able to rent the hall for private celebrations.
What school district is Two Step Farm in?
Two Step Farm is proud to be part of Montgomery ISD, one of the best around: strong schools, great teachers and a district that knows how to support growing families. As of today, kids at Two Step Farm are zoned to go to Keenan Elementary, Oak Hills Junior High and Lake Creek High School. Go Lions! See the schools
How big is the community going to be?
When all is said and done, Two Step Farm will be home to over 4,000 homes, with 1,082 coming to life in the first phase. Future phases will add more variety and a little more elbow room for folks who want it.
Is there an HOA?
There is. The HOA helps keep everything running smoothly, from keeping the shared spaces in great shape to supporting events and activities through our Community Life Team.
Is Two Step Farm in a MUD (Municipal Utility District)?
Yep, Two Step Farm is in a Municipal Utility District (MUD), which simply means key services like water, sewer and drainage are managed right here in the community. This local management helps ensure high-quality services and infrastructure maintenance. The estimated combined tax rate is 3.0699%.
Is the land in a flood zone?
Two Step Farm is committed to the safety of all future residents in our new residential community, especially as it pertains to flooding. This development is backed by a highly skilled and experienced team of engineers, designers, and planners who are devoted to creating a safe and welcoming environment for our future residents. The development strictly adheres to all Federal, State, and Local laws and regulations related to drainage and flooding, including 44 CFR 60 and 65 and the Montgomery County Flood Plain Management Regulations (July 2014), which mandate that homes be elevated above 100-year flood levels. What's the deal with the golf course?
The Grand Lake Estates golf course on-site is public, and it’ll stay open to all: residents, neighbors, first-timers and seasoned pros. It’s located in a future phase, so we haven’t finalized plans for any homes backing up to it just yet.
Can I have chickens?
Unfortunately, chickens are not permitted at Two Step Farm. We’ve designed our community with a focus on maintaining a specific balance of nature and animal life, highlighted by our unique goat farm. To ensure harmony and manageability within our community spaces, our governance prohibits backyard chickens. This policy helps to eliminate the noise and sanitation concerns associated with backyard chickens, as well as reduces the risk of attracting predators.
